We provide a variety of inspection services for clients in the greater Houston and northwest suburban communities. Following is a summary of some of the services we provide.

Resale

Buyer's Inspection — So you've found the home of your dreams and the seller has accepted your offer. Now is the time to have the home professionally inspected to ensure that it will still be the home of your dreams, after the sale. You should do this well before your option period expires.

Seller's Pre-Listing Inspection— You're getting ready to list your home for sale. This is an ideal time to have your home inspected as part of the staging process. Knowledge is power and you can fix or disclose any potential issues with the home, up front. If you wait for the buyer's inspector to find them, you run the risk of leaving the window open for renegotiation, or worse cancellation of your hard won contract.

 
New Homes

Construction Phase — You're having that new dream home built for you. Now is the time to protect your investment by having your own inspections performed at key phases of the construction process, before problem areas are hidden behind finish materials.

Pre-Closing — Protect yourself by having that newly completed home inspected, before you close.  Builders tend to be more responsive in correcting issues when you're still holding the money.

12 Month Warranty — You've been in your new home for almost a year. Have it inspected before the expiration date of your new home warranty. Your HomeCertTM inspection report is the perfect tool to take to your builder to request warranty repairs.

 
Existing Homes

Home Check-up — Just like you see your doctor for periodic health check-ups (you are getting regular check-ups aren't you?), so that small problems can be identified and corrected before they become big ones. You should should have your home inspected periodically, as well.  Many problems, such as leaks, if left unattended can become big problems. We recommend having your home inspected every few years to catch problems while they're still small.

Forensic Inspections — Experiencing a problem that you just can't get a handle on? Is the tile contractor blaming the plumber while the plumber says it's a tile problem? Can't figure out the source of those mysterious stains or the reason for the warped hardwood floors?  Accurate diagnosis of the cause and assessment of the extent of the problem is essential in order to determine the most effective method of correction. We have the tools and know-how to assess and diagnose many complex building problems and can bring in other specialists (e.g., Stucco and Indoor Air Quality experts), as appropriate, to provide you with an accurate diagnosis of your problem. It is best to be armed with detailed root cause information before contacting repair contractors. We provide this service to both builders an homeowners.

Infrared Thermography (Thermal Scans) — Our high performance infrared cameras (FLIR EX320) provides greater sensitivity, 4-6 times the resolution and far greater range of measurement than the equipment most commonly employed by most Home Inspection Companies. We can see and measure things that they cannot.
 

Residential Thermal Scans — Our infrared camera measures and photographs the non-visible Infrared light emitted by all objects. This allows us to visualize very minute gradients in the surface temperatures of materials, such as walls and ceilings. Infrared technology is highly effective at detecting moisture issues (even before they become visible to the eye), insulation and air infiltration deficiencies and electrical component malfunctions. Our Certified Level 1 Thermographer is trained and qualified to perform thermal scans in conjunction with your conventional home inspection or as a stand alone service.

Commercial Roof Inspections — Let us help assess and identify water penetration problems in your commercial roof surface so that you can better focus your repair contractor's efforts (and your repair costs) at the actual problem areas.

Other Thermography Services — Facility managers: if you want to employ thermal measurement techniques as part of your predictive maintenance program, but lack the thermography equipment or training, we can help. We can work with you to capture and document the necessary measurements for your assessment against operational norms.

You will not receive one of these forms from us. Why: Because we do not pay or receive referral fees or kickbacks to/from other service providers or agents.
 
If you have been referred to us, you can count on it being based on merit, not because we have paid someone else to do so. If you ask us to coordinate specialty services for you with another company, we will tell you so and quote their rate up-front. You will pay the other service provider's fee to them directly. The only fee that we collect is the fee that you, our client, pays to us for the inspection service that we provide. Thus there is no question as to who's interest we serve - YOURS.
